We tried to develop an urban renovation project of non gentrifying sustainable housing that was located in the slums of the city, unfortunately it became inviable due to excess parking regulations in a community where no one actually owned a car. These Community Development projects are interesting. They're the inverse of the kinds of projects Teo taught. You provide little-to-no equity, you get most of your profits in fees at the beginning of the project. The ongoing cashflows can be small (or even a loss if that's what your equity investor wants)
